Lease Coordination
Landlord (Lessor) or Tenant Services - $100
- This service includes client care communications and paperwork collection assistance
- The Listing Agreement or Buyer Representation Agreement is required from the Listing Agent unless additional drafting service is ordered
- Review Lease Listing Agreement and Disclosures for completion and accuracy
- Review tax record for confirmation details that may apply
- Create Transaction in Transaction Management System
- Create a Google Drive Folder, if applicable
- Send a Transaction/Listing Summary Email to the Agent
- Email Intro/Important Listing Documents list
- Draft and collect any missing documents or disclosures: LBP, IBS, WIre Fraud, Etc
- Calendar Photo, LIVE, Listing Agreement Expiration dates
- Follow up with Sellers on missing documents and answer questions (via email)
- Email Seller with tips to prepare for photo and LIVE dates
- Draft and send any Listing Agreement Amendments needed
- Update price changes and any additional updates/changes as needed
- Maintain an orderly online file for Agent’s ease of reference
- Upon Property being Leased out the Final step is Submission of the Lease Compliance Documents to your Brokerage System for a $100 Compliance Fee
- Early Termination Fees - Once Order is Placed and Coordinator has set up the file - $75
Lot/Lease MLS Listing Entry - $100
- This service includes MLS and Marketing Support for the Landlord (Lessor)
- Order Photos per Agent’s Request
- Order Sign and Lockbox Delivery per Agent’s Request
- Complete MLS data and marketing description in an exceptional manner
- For Leases - photos descriptions are not included
- Email Listing proof to Agent / Seller for approval - once approved - Activate listing
- Link Listing to Supra lockbox
- Load Listing documents to MLS
- Add offer instructions and virtual tour links to MLS
- Enhance virtual tour with the home’s details
- Enhance any all custom listing website(s) and brokerage website with final data
- Email Marketing Report to Client to showcase the marketing efforts
- Update price changes and any additional updates/changes as needed
- Early Termination Fees - Once Order is Placed and Listing Coordinator has set up the file - $55
